For purposes of definition, CSSS VIDEO SERVICES can provide PROACTIVE or REACTIVE monitoring of the property.

• Reactive monitoring is receiving a signal from a system that indicates that there is a problem - such as an alarm activation or panic button activation.

• Proactive monitoring is provided based upon a specific “look-in” schedule - such as an hourly tour to replace or augment the services of a security guard or drive-by patrol service.

The main purpose for CSSS VIDEO SERVICES at parking structures is to replace or augment costly security guards, deter crime and vandalism, and to provide customer service.

• To accomplish this, CSSS VIDEO SERVICES utilizes pan tilt zoom (PTZ) cameras, audio call boxes, microphones and speakers.

• Our video monitoring center can utilize the cameras to evaluate the situation and either “run off” a suspect utilizing the speakers and microphones, or dispatch law enforcement.

• The video operator will make a general announcement to notify the person that they are being monitored. Should suspicious or criminal activity be observed, announcements will be made for the person to leave the property immediately.

• Monitors are installed in plain view at the counter areas to let customers know that they are on video.

• Should a tenant/client feel threatened while on the property, they can call the Monitoring Center by pressing a button on the call box.

• Video escorts can be provided to and from vehicles as needed by tenants/clients.

• For customer service, we can utilize procedures developed by the owner or property manager to assist maintenance staff by acting as a liaison and/or a point of contact.

In addition to the above capabilities, we strongly encourage installation of Digital Video Recorders for 24-hour documentation of activity on the property. Camera control and monitors can be provided to allow management to supervise employees’ activities during business hours. Software is also available so that the cameras can be accessible through the Internet.
